The house is really comfortable and the internet is great. Furthermore the apartment has an amazing position and it is near to many bus stops and 2 stations. There is also an elevator and the bedrooms are bright and have everything you need. There are heated floors which feel very nice to walk on.

I was a tenant at Steinwenderstraße 9 for eight months between 2022 and 2023.

Rating for the not so good experience, Negative 5-Star.
They had unfairly deducted from my deposit for damages that I was not responsible for. I don't want anyone else to fall prey like me and hence I would like to share some words of caution that one should be aware of upfront before signing up.

1. Not all the tenants sharing the apartment have paid a deposit, apparently some tech-companies in the region have probably some kind of agreement with the housing company that allows the employees of those tech-companies to rent deposit-free. Now to who these guys ask for deposit and not is none of my business, they can give away stuff for free to anyone they choose. But if, You, happen to be a tenant in one such shared accommodation, the damages will be compensated from your deposit as you are the only one to have paid the deposit upfront. If they failed to notice damages done by previous tenants when they left and only happen to notice when you decided to move out, the damages are on you. If you want to counter that, they will ask for proof from you for their failure to take notice on time. My two cents— if you sign up for one of these apartments, take pictures of each and every corner of the apartment with the signs of damages and send it to them via email and confirm that these existed before you started living. Get their written conformation to either repair the damages or their acknowledgement that they are well aware of the damages and that, You (the-deposit-paid-tenant) shall not be held liable if the damages gets any worse. Kitchen and Bathroom are two spaces where such exponential damages are potentially awaiting.
2. Ask them to include a copy of the building insurance with the contract terms, so that you are well-aware that who should pay if an old pipe bursts on the terrace and things get damaged. Explicitly ask them if for any reason the insurance company does not cover the full cost of damages, who will pay for the rest? In my case, the cost was covered from, you guessed it right, the deposit amount I paid.
3. Ask for a full inventory of articles in the room/apartment with their usage status and the depreciated prices to be paid in case of damage. Not everything in the room/apartment is brand new. If they claim something to be brand new placed just before you signed up, ask them for a copy of the receipt. The last thing you want when you move out is to pay retail for stuff previously used by dozen others.
4. Never accept or get their approval on issues over a call, always get it over email. In the end when it’s just your word against them, their words are all that matters verbatim, you simply have no say. And their end game conversation will be absolutely raw and rude far beyond their known civil to you.

For the relatively good things,
4-star for the location, the place is right in the heart of the city with ease of access to supermarkets, take-outs/Dine-in, and public transport.
The rooms are of decent size with a study table, multiple chairs, and a big wardrobe. However, the kitchen has a small fridge (the 4-feet tall version) to be shared between three people (not so accommodating). The shower area has no shower niche/shelf to place your toiletries. When I requested them to get it installed, they simply refused.

Remember people the flats are nice, but the folks? I’ll leave it to your judgement.

I am a student here in Villach for an intern.
I started living in this student accommodation which is well furnished. I am enjoying this experience here.
My personal advice is to take a 3 rooms apartement because you will have more space, you can meet different guys coming from several spots in the world and therefore increase your personal culture.
Moreover, it is located very well you can reach different points of the city easily.
In the end, the managers are very kind and polite if you need help you can contact them for any circumstances.
